Same trade, different permit office

The City of Sarasota and Sarasota County run their own building departments, and neither follows the City of Bradenton’s process. A garage door replacement on a Sarasota address still needs a Florida product approval for the door, because that comes from the statewide building code, but the application, fees and inspection are Sarasota’s. Which office you deal with depends on whether the house is inside the city limits or in unincorporated county, and a Sarasota mailing address does not tell you which. The company installing the door normally knows and pulls the permit as contractor of record.

Milton came ashore here

Hurricane Milton made landfall at Siesta Key in October 2024, which put the strongest winds of that storm over Sarasota County rather than Manatee. Garage doors that took wind pressure that night can have bent tracks, cracked struts or loosened hinges that did not show until weeks later, when the door started binding. If a Sarasota door has been noisy or uneven since the storm, that is worth having looked at before the next season rather than after.

Older streets and island homes

Older city neighbourhoods

Sarasota’s older neighbourhoods near downtown have the same issue as Wares Creek in Bradenton: houses built before the two-car attached garage was standard, single bays, and doors in sizes that are no longer stock. Lido, Siesta and the keys

Search interest follows the same curve too, peaking in January and February, when the population is at its seasonal high. If you are booking a non-urgent job like a new door, the months either side of that peak are the easier time to get one scheduled.
